Land, without the broker circus

Why we built a land marketplace that hides phone numbers.

ZameenKharido is a marketplace for agricultural and urban land across Haryana. We cover all 22 districts, and we know Hisar, Fatehabad, Sirsa, Bhiwani, Rohtak and Jind best.

Why there are no phone numbers on our listings

Every other listing site publishes the owner's number. Within a day of listing, a farmer in Barwala is fielding calls from thirty brokers, most of whom have no buyer at all. It is the single most common reason people stop advertising land online.

So we do it differently. When you enquire about a parcel, the enquiry comes to us. Someone on our team calls you, understands what you are actually looking for, and only then speaks to the owner. If it is a genuine match, we make the introduction ourselves.

That is slower than clicking a phone number. It is also the reason owners are willing to list with us at all, which is why there is anything here to look at.

What we check, and what we do not

Every listing is reviewed by a person before it appears in the Buy section. We check that the details are internally consistent, that the photographs are of the land being sold, and we speak to the owner.

We do not verify title. We are a listings platform, not a law firm. We have no authority to confirm ownership, and any site that tells you otherwise is overstating what it can do. Before you pay anyone anything, get the revenue records checked by your own advocate — Jamabandi, mutation entries and the current khasra girdawari. Every serious buyer does this, and no listing on any website is a substitute for it.

Areas and units

Haryana measures land in acre, kanal, marla, bigha and murabba, and the numbers do not agree with each other. Bigha is the worst offender: four different figures are in common use, ranging from 8,712 to 27,225 square feet — a difference of more than three times the land. For that reason we do not offer bigha as a unit at all. Nor killa, which is simply another name for an acre and only invited confusion by appearing twice.

We store every parcel in square feet internally and convert for display, so you can compare a listing in acres against one in kanal without doing arithmetic.
